Thanks to Kirtland Air Force Base, Holloman Air Force Base, Cannon Air Force Base, White Sands Missile Range, and Fort Bliss, there are actually many military-related jobs and many veterans in New Mexico. The veteran population in the state is actually over 170,00!
VA home loans afford qualifying veterans, reservists and active duty military families many benefits including $0 down loans, loans with low closing costs, free representation, lower interest rates and loan rebates.
Qualifying families in Taos, Angel Fire and Eagle Nest can use this program to fund home buying, refinancing, and even short sales! We wanted to share some good info on VA loans in New Mexico, but please note that this information is for information purposes only and is subject to change.
VA Loan Limits For Zero Down Home Loans

Each county in each state has a maximum loan amount limit for all VA home loans if the borrower wants to choose the $0 down program. For 2019, the limits for Taos County, Mora County, Colfax County and Sante Fe County are set at $484, 350. So that means that the maximum VA home loan limit in our area for a zero down VA loan is $484,350.
2019 Changes To The VA Cash-Out Refinance Loans
Incidentally, in other related news, a rule that went into effect on February 15, 2019 will apply to VA cash-out refinance loan applications. So, it may apply to some of our recent clients. There are three types of refinance loans that are VA backed. Those are Interest Rate Reduction Refinancing Loans (IRRRL),TYPE I Cash-Out Refinance, and TYPE II Cash-Out Refinance.
Here’s the new rule aimed at protecting the veteran:
“All-VA guaranteed cash-out refinancing loans must comply with the Act and AQ42. All refinancing loan applications taken on or after the effective date that do not meet the following requirements may be subject to indemnification or the removal of the guaranty. Failure to provide initial disclosures to the Veteran within 3 business days from the initial application date and at closing may result in indemnification of the loan up to 5 years.”
