
Spotting Signs of Foundation Damage
Everyone knows that a good foundation is important. Do you know the signs of potential foundation damage? Obviously, you’ll check for cracks in the foundation. Yet, other things can also signal foundation damage. Keep your eye out for wall fissures and damaged chimneys. Both can indicate an issue.
When it comes to foundation cracks, tiny cracks around 1/16″ thick are extremely common. They don’t necessarily mean there is an issue. This could be from typical settling right after construction. Horizontal cracks are less common and can indicate that the perimeter of the structure is under too much pressure.
Cracks at a 45 degree angle can also mean trouble. These cracks, along with stair-step cracks, can mean more severe damage. So, definitely have a professional check it out if you notice one of these. Likewise, one single vertical crack can spell bad news. Your foundation may be experiencing foundation upheaval. This is the complete opposite of settling. It could be that the builder didn’t plan for building in the right soil or it could even indicate a leak under the slab from plumbing that was installed beneath it.
If doors and windows don’t open well, that can indicate foundation damage too. It could just be humidity, but if you find these issues, take a closer look at the foundation. Check for counter tops pulling away from the wall. Check to see if cabinets pull away form the wall. Are there gaps around the window that shouldn’t be there? These things can indicate a need for a foundation evaluation too.
These evaluations don’t take long, thankfully. Usually they only need about an hour to check your foundation. It’s worth finding problems early, because it can save you a significant amount of money.
